Below you will find some of the most common frequently asked questions (FAQs) about the rental process and renting with Sunset Properties.

What is needed to book a rental?

Once you find a property and it is available, you will need to get us the primary tenant's full name, address, phone number and email address. We will then create a lease agreement and email it to you. You will then need to read the lease, print it and sign it. Please let us know if you have any question about the lease agreement before signing it. Once signed, you will need to get it back to us either via email or fax.

Is there a deposit required?

There is a deposit required of 50% of the rent due when the signed lease agreement is sent back to us if it is more than 30 days from your arrival date. It is 50% of the rent, not including taxes or fees if your arrival date is more than 30 days from the day you return the lease.

When is full payment due?

Full payment is due within 30 days of your arrival date. If you are booking a rental within 30 days of your arrival, full payment is due upon receipt of the lease agreement.

What is your cancellation policy?

(a) If the Property becomes unavailable to the Guest prior to occupancy, for any reason, Manager agrees to refund the full amount paid to the date of cancellation, and Guest agrees to release any claims against Manager. (b) If, for any reason, the Guest cancels this Agreement more than sixty (60) days from the Arrival Date, Guest will receive a refund of amounts paid, less the nonrefundable processing fee. If the cancellation is made less than 60 days but more than 29 days from arrival all monies are forfeited unless Manager is able to re-rent the Property under the same (or better) terms and conditions of this Agreement, for the full Term reserved. If the Property is re-rented under the same (or better) terms and conditions than this Agreement, Manager will refund amounts paid, less the nonrefundable processing fee. There are no cancellations permitted within 29 days of Guest Arrival Date. All amounts paid (Reservation Deposit, processing fees, and Final Payment) will be forfeited. We do offer trip cancellation insurance which is 6.95% of your entire rental cost including rent, taxes and fees.)

We all want the trip we’ve planned to be the vacation of our dreams. No one wants that dream to turn into a nightmare, but unexpected events can happen! How much is your security deposit?

As a part of your stay, you may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of $3,000.00 Any damages that exceed $3,000.00 or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3,000.00. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy www.vacationrentalinsurance.com/g20vrd. The Vacation Rental Damage plan can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Sunset Properties any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact Sunset Properties directly if you do not wish to participate in this assignment. In the event you do not wish to purchase this plan, a $3,000.00 security deposit is required prior to check in via cash or certified check made out to Sunset Properties Lake Anna, LLC.

Is your accidental insurance policy manditory?

Yes, every renter has to take out our accidental rental damange insurance everytime they rent a property.

Why are fees different for every property?

Every property has different fees which are based on what is included with the property and the size of the property. There are a few fees that every property has (which vary in price per rental) such as cleaning, trash removal, insurance and processing fees.

How many times will you come and pick up trash?

Trash removal occurs once after check out, not during your rental. If you wish to have the trash picked up during your stay, you will need to pay the $25 trash pickup fee for every pickup. There are community refuse stations around each county which are free to drop off your trash. Visit our local resources page to see where the refuse stations are located.

Are linens included with our rental?

Most of our properties do NOT come with linen services unless specifically stated on that propertie's page on our website under fees description. If you wish to have linens for our properties that do not include them, you will have to call Lakeside Linen at 540-748-8535 or by visiting their website at www.lakesidelinen.com.
